204.07 Surveyed Acres - 2 Tracts

The Derry Farms are located just east of the small town of Ipava, IL and along Hwy 136. Tract 1 is located in the southwest quarter of Section 4 with Tract 2 being located in the south half of Section 1 & the south half of Section 2, all in Pleasant Township, Fulton County, Illinois.

Both tracts represent productive, tillable farmland with Tract 1 containing Class A soils. Tract 1 will contain 80± acres (subject to survey) and has a crop productive index (PI) of 133+. Tract 1 is nearly 100% tillable. The home and buildings located on Tract 1 are included with this Tract. Tract 2 will contain approximately 124± acres (subject to survey) of which approximately 102± acres is currently in row crop production. The tillable acres on Tract 2 have a PI of approximately 108. The balance acres on Tract 2 represent timber, draws & waterways.

Method and Terms

Lot # 0 (Sale Order: 1 of 3)      

 

The Derry farms will be sold on a price per acre basis, based on the results of a survey that has recently been completed.

The farms will sell individually and not buyer's choice. Each sale will be final.

Immediately following the auction, the successful buyer will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Monday, November 30, 2020. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2020 real estate taxes, due and payable in 2021, will be paid by the sellers as the sellers are retaining the 2020 crop income. The 2021 & all subsequent real estate taxes will be the responsibility of the new buyer(s). Possession will be given at the time of closing, subject only to the remainder of the current farm tenancy for the 2020 crop year.
