The Dunlap farm is located less than 1 mile east of Abingdon, IL and is further described as being located in Sections 2 & 3, T9N – R1E, Indian Point Township, Knox County, IL. Tracts 1 & 2 represent Class A, tillable farmland. Tract 3 represents hunting & recreational land with potential building sites. The farm sells with a farm tenant for the 2020 crop year only.

Method and Terms

Lot # 0 (Sale Order: 1 of 4)      

The Dunlap farm is currently being surveyed and will be sold on a price per acre basis. The tracts will be sold individually and will NOT be offered in their entirety at the conclusion of the auction. Bidding is not contingent upon financing.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Wednesday, July 22, 2020. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2019 real estate taxes, due and payable in 2020, will be paid by the seller. The 2020 real estate taxes will be split 50/50 between the buyer and the seller. The new buyer(s) will receive the second half of the cash rent payment. Possession will be given at the time of closing, subject to the current farm tenant for the 2020 crop year. There are no hunting leases associated with the property.
